CockpitMod for serviced apartment operators

Serviced apartment and extended-stay operators use Dirs21 to manage a property type that sits between residential lettings and hotel operations. The operational profile is distinct: longer average stays, more complex invoicing, a corporate-dominated demand mix and a distribution strategy that relies more on specialist channels than the mass-market OTAs. CockpitMod add-ons address each of these specific needs.

Monthly invoicing and VAT compliance

Corporate tenants in serviced apartments expect monthly consolidated invoices suitable for their accounts payable process. These invoices must comply with the VAT requirements of the tenant's home jurisdiction — which may differ from the property's location. The CockpitMod Invoice Automation module handles cross-border VAT, generates consolidated monthly invoices from Dirs21 reservation data and delivers them automatically without any manual intervention.

Corporate rate contracts at extended-stay rates

Extended-stay rate structures typically involve a base weekly or monthly rate plus volume discounts that increase with total nights committed. Dirs21's standard rate plan architecture is designed around nightly rates and does not natively handle rolling monthly rate structures. The Corporate Rate Manager module stores and manages extended-stay rate contracts and syncs the applicable rate to each reservation in Dirs21 based on the accumulated stay length.

Specialist channel distribution

The major OTAs generate reasonable bookings for serviced apartments but at commission rates designed for short stays. Specialist extended-stay and corporate housing platforms address a pre-qualified audience of long-stay corporate bookers and typically offer lower commission rates for extended bookings. The Channel Marketplace module connects Dirs21 to these specialist platforms with real-time availability and pricing sync.
